Hip-to-gable loft conversion. On homes with a hipped roof (many semis and end-terraces), we extend the sloping side up to a full-height gable—often combining it with a rear dormer. That swap unlocks meaningful floorspace.


Mansard loft conversion. This more involved redesign creates a steep rear slope with a near-vertical face and a flat roof. It offers the largest usable area and an elegant profile in period terraces, but it normally needs full planning and more structural work.

Planning Permission, PD Limits & the New Enforcement Timeline


Permitted Development (PD). Many rooflight and rear-dormer conversions proceed under PD in England, provided you stay within rules—for example, added roof volume is typically limited to 40 m³ for terraced houses or 50 m³ for semis/detached; the extension must not project beyond the principal (front) roof plane; and materials should be similar in appearance. Conservation Areas and Article 4 Directions may restrict PD, so check early. Even under PD, we recommend applying for a Lawful Development Certificate to document compliance for resale.


Enforcement time limits (replaces the old “4-year rule”). Since 25 April 2024, England has a single 10-year enforcement period for unauthorised building works (including loft conversions) and certain changes of use. That means councils have up to 10 years from substantial completion to take action if work was not lawfully permitted/approved. The previous “4-year rule” no longer applies to new cases. Separately, Building Regulations approval is always required, PD or not.



Head Height & Stairs (Comfort vs. Compliance)

Aim for around 2.2 m clear head height in the main loft area for day-to-day comfort. For compliance, Building Regulations (Approved Document K) require 2.0 m minimum headroom over the stairs (with some allowances). Plan the stair position early—ideally stacking above the existing stair—to keep circulation efficient and headroom comfortable.
